Transport and Infrastructure
How will you ensure the local roads and infrastructure are not overwhelmed by the increase in vehicles?
The Site has been carefully designed with multiple access points and surrounding junctions will be improved where necessary to help manage traffic flow. These measures will ensure the local road network continues to operate efficiently and effectively without being overwhelmed.
How will vehicles access the Site?
Vehicles will be able to access the neighbourhood via new and improved junctions on Houndsfield Lane, Alcester Road, and Lea Green Lane. Bellway will provide financial contributions to the Council to fund further identified road improvements, supporting smooth traffic flow and reducing congestion.
Wythall Train Station already struggles with the number of commuters from the local area as the car parking facility is at full capacity, how will Bellway mitigate this issue?
Bellway are committed to delivering solutions that benefit both new and existing residents. This includes direct discussions with the rail authorities over frequency improvements. We recognise the existing parking pressures around Wythall Train Station, which does not currently meet local demand. As part of the proposal, a new ‘Mobility Hub’ will be delivered, providing 50 car parking spaces, cycle parking and other sustainable transport modes to serve Wythall and Whitlocks End Train Stations which aims to alleviate existing problems with on-street parking.
Flooding and Drainage
How will surface water flooding be effectively managed across the Site and will there be a consideration of local experience?
Surface water flooding has been carefully considered as part of the drainage and flood risk assessments. A detailed hydraulic model was developed using industry-standard methods to reflect existing flood conditions around the site. The results align closely with Environment Agency data and recorded flood events, giving confidence that the model accurately represents real conditions. The assessment confirms that the proposed development will remain safe throughout its design life and will not increase flood risk elsewhere.
A drainage strategy has also been prepared to ensure that water leaving the site will not exceed existing ‘greenfield’ runoff rates. As infiltration is not suitable due to local ground conditions, surface water will be managed through above-ground attenuation basins and swales, which will store and slowly release flows to the nearby watercourse. These features have been integrated into the landscape design to contribute positively to the site’s appearance and overall placemaking.
Community Facilities
How will Bellway ensure the development doesn’t overwhelm local facilities?
The proposed neighbourhood in Wythall includes a new primary school and local centre. By providing these facilities on-site, this will help prevent pressure on existing services while ensuring residents have convenient local access without the need to travel. At present, we are envisage providing these facilities towards the east of the site so as to provide the offering closest to Wythall Station.
Who will manage the upkeep of the open green spaces and community facilities?
Bellway Homes will appoint a management company to manage and maintain the upkeep of all local facilities on the Site. This includes grass and hedge way maintenance, as well as ensuring the local facilities operate smoothly. Open spaces and planting will thrive, maintaining a green and attractive setting for generations to come.
Will existing residents in Wythall be able to use new community facilities, including the local centre and outdoor space?
Yes, both new and existing residents will be able to use the community facilities in the new development. The development will also unlock areas of green space that at present are in private ownership and inaccessible, but as part of the proposed development will be open to be enjoyed by everybody.
Environment and Surroundings
What measures have been taken to ensure the look and feel of the development blends in within the existing area?
The developments’ strategic location, set within extensive green infrastructure, minimises the impact from existing properties around the site’s perimeter and beyond. The design of the Site incorporates generous landscape buffers, including new woodland edges and open space separating new development from Houndsfield Lane and the adjoining countryside. Where the Site meets Lea Green Lane, existing trees and hedgerows will be retained, providing natural screening, enhanced by additional planting.
Moreover, Bellway will carefully select building materials for the new homes, so they reflect the character of existing neighbourhoods.
What measures will be taken to protect and enhance local biodiversity and green spaces?
Bellway is committed to creating sustainable communities that protect the local environment and enhance biodiversity. At Wythall, the design integrates natural features with extensive green infrastructure and sustainable drainage systems to provide ecological connectivity and enhance the ecological value of the Site. The proposal will achieve 10% biodiversity net gain.
